Get Your Broker License

Here are the requirements to get your Broker License as listed by the DRE.

Age: You must be 18 years of age or older to be issued a license.
Residence: Have Proof of Legal Presence in the United States.
Honesty: Applicants must be honest and truthful. Conviction of a crime may result in the denial of a license. Failure to disclose any criminal violation or disciplinary action in an applicant's entire history may also result in the denial of a license.
Experience: A minimum of two years full-time licensed salesperson experience within the last five years or the equivalent is required.
Applicants for a real estate broker license examination must have successfully completed the following eight statutorily required college-level courses:

18 Month License Renewal

All Pre-license Department of Real Estate approved 18th month mandatory college equivalent courses are provided exclusively by the Lumbleau Real Estate School.

For Agents who received their licenses prior to October 2007: Salesperson 18th month license continuance courses

The Lumbleau school has been approved by the Department of Real estate to offer these 3 unit courses for the real estate salesperson under the following conditions:

  • Each real estate home study course takes a minimum of 17 days before the final exam can be taken.
  • There are no written homework assignments.
  • Final exams are approved:
    • With 100 questions
    • With true/false questions
    • With a 60% passing grade
    • With chapter quizzes to study prior to taking the final
    • With unlimited attempts
    • Alone, at home, open book on the internet.
  • Following passing an exam, our computer program is approved to issue a "Certificate of Completion" instantly, directly to your computer printer.
  • Each course is only $29.50.

Note: You may already have these courses if you attended a college or university approved by the Department of Real Estate. The Department of Real Estate will accept:

  • Business Law
  • Economics
  • Accounting

In March 2008 the Department of Real Estate mandated that continuing education course final exams must be in three 15 hour segments each three days apart. We have permission to provide the following:

At the end of your first 4 years as a real estate sales/agent (15 hours total requirement) Available three days after registration:

Every first 4 year broker course and all broker and agent courses following the 8th year of practice have a 45 hours total requirement.

Under the new law ALL OTHER continuing education candidates must take the same 5 courses and then on, or after, the sixth day following registration take:

Real Estate Financing (30 hours of Consumer Protection)
In 2009 with the housing market in total disarray and with a future recession/depression not experienced since the "Great Depression" of the 1930's in full swing with a forecast of one to four years of unsettled economies worldwide, an understanding of real estate financing is not only required but is one of the most valuable areas of education needed to survive and thrive.

To that end the Lumbleau Real Estate School has chosen Walt Huber's Educational Textbook Company's textbook "Real Estate Financing" for a 30 hour consumer protection course.

The final exam, to comply with the February 29th 2008 Department of Real Estate Law requiring no more than 15 hours of final exams on any one day, has been approved to be given as follows:
(a) The first 35 question part is taken the first day (the first 7 chapters) (b) The second 30 question part is taken anytime after midnight on the 2nd. Day. The total 65 questions are then used to determine if a grade of 70% or better has been achieved All 45 hours of continuing education.

Course Information

These Classes are mandatory for all new agents to be promoted to "Expert"

Each "session" consists of three classes which are the same in each of our three training offices each week. If you miss classes in one office you can attend at another. There are 7 weeks of classes starting this week through the second week of October. Special circumstances such as late arrivals due to other commitments are handled on an individual basis when you sign up. You will have homework and specific activities assigned each class.

Time allocated is one hour each topic. They are designed to encourage ALL of our agents to participate in classes that are of special interest to them. There will be time to review important issues attending agents bring to the meeting. This gives "real life" experience to the classes.

Our "Realty Experts Training Manual" will be a major resource for these classes. It can be found on our website at the very bottom of all of the site pages. Just click on the "AGENT SERVICES" link and put in the code and password given you. Just scroll to the Training Manual from there. The manual is a consolidation of information gleaned from over thirty years of experience attending seminars and working in this business.

We have periodic Title company classes, Winform-Relay, and more in-depth Marketing classes assigned which are not on this calendar.

State approved classes for Licensing and Renewal are soon to be on our site as well.

Course Expectations

Realty Experts Training Academy is designed to provide an agent with the knowledge and systems needed to be a competent expert in real estate. You will be given the tools needed to serve your clients and at the same time provide guidelines for a well rounded personal and family life.

The details of daily weekly, monthly, and yearly planning for success are fully addressed. You are trained with the mindset what is best for the client is best for you. Criteria
  1. Must complete 90 days to Success program meeting minimum Goals.
  2. Send announcement letter to all of your sphere of influence.
  3. Establish a database system for all your contacts. Outlook or other database systems. Top Producer, 3x5 cards, etc.
  4. Contact program plan. Dates of what you will send and when all mailings for the year will go out.
  5. Weekly calendar schedule, Monthly calendar and yearly calendar including vacations. You must follow and adjust this calendar during your training. Must know how to prospect, present, & follow up.
  6. Prospecting systems in place with scripts memorized.
  7. Memorize the scripts for prospecting, objection handling and presenting. Must know and role play and practice regularly.
  8. Call around sold and new on the market in your farm.
  9. Know what to say, how to say it, and when to say it.
  10. Establish two farm areas to call just listed and just solds; condos and homes. Look for turn over areas and work those Get the information from Tom Emery from Advantage Title.
  11. Attend title company classes.
  12. Qualify appointments. Know scripts to set appointment.
  13. Must know how to use a listing presentation, prelisting package and buyer and sellers work books.
  14. Set specific goals for the year.
  15. Must track numbers daily.
  16. Know contracts.
  17. Must know how to do loan origination. Specific class.
  18. Must know how to fill out and read a loan application.
  19. How to run and analyze a credit report.
  20. How to prequalify buyers and show them homes.
  21. You must have a briefcase containing: Seller workbook, your prelisting package, listing contract, disclosures, seller's net sheets for $300, $400, $500, $600 thousand dollar sales calculator, cards, pens, lock box, realtor key, marketing materials, and letters of recommendation. Buyer workbook, purchase contract, buyer net sheet, fax headers, 2 page memos. Always keep your briefcase in your car.
  22. Keep accurate memos with your file to show when and what was said. Mail, e-mail or fax to confirm conversations. Keep a copy and write in log to keep with every file.
  23. In the end every agent must know and be proficient in the four things their job requires. Prospecting, prequalifying, presenting, and following up.
  24. How to sell homes.
  25. Must be proficient in using the MLS; searching for properties, doing a Competitive Market Analysis, sending listings and searches by e-mail, and statistical analysis.
  26. How to use Winforms and our website for forms and contracts.
  27. Marketing homes. Website, automatic e-mail.
  28. Quick start checklist is complete.

1. The first key is extremely easy to achieve
Take 3 College Equivalent Courses:

Every real estate school provides the three Department of Real Estate approved pre-exam 45 hour 3 unit college equivalent courses.

  • 90% are home study or internet courses.
  • Many create their own textbooks
  • Each creates their own final exams
  • Each grades their final exams (the passing grade needed is only 60%)
  • Each issues their own Certificates of Completion or transcript.
  • Every school has a 100% pass rate. In other words, it's very easy to provide or take these courses.

The Lumbleau Real Estate School
All potential new agents are referred to the Lumbleau Real Estate School to register and take the Lumbleau School's Department of Real Estate approved pre-license exam and mandatory 3 unit 45 hour college level courses, and when needed, every 4th year Continuing Education courses.

The Lumbleau School, with its 70 years of experience, provides the courses, gives and grades the final exams and issues Certificates of Completion exclusively at their website.
